Davis Cos. proposes 13-story housing complex in Boston’s South End

One of the busiest stretch of blocks in Boston could get even busier with a residential proposal from The Davis Cos.

Davis Cos., a Boston-based real estate development company, has proposed a 155-unit housing complex at 112 Shawmut Ave. in Boston’s South End neighborhood, according to a May 22 letter of intent filed to the Boston Planning & Development Agency.

The project site is a block away from National Development’s Ink Block mixed-use residential development, where a 76-unit condo building is now under construction. The BPDA has also approved two major housing developments nearby: Related Beal’s 14-story, 314-unit apartment complex at the former Quinzani’s Bakery at 370-380 Harrison Ave.; and Leggat McCall Properties’ proposed 650-unit Harrison Albany residential project at 660 Harrison Ave.

The Davis Cos. is proposing adding onto the existing six-story, 70,000-square-foot loft-style office at 112 Shawmut Ave. to create a 13-story residential building. Beyond the 155 units, the building would include a ground-floor cafe and 128 parking spaces. The letter of intent does not specify whether the housing units would be apartments for rent or condominium homes.

Davis Cos. bought 112 Shawmut Ave. about two years ago for $26.2 million, which far exceeded the $2.2 million the property originally sold for in the mid-1990s.

The company is also part of New Boston Hospitality, which is developing the $550 million, 1,054-room Omni Boston Hotel in Boston’s Seaport District.
